Pest & Termite Defence provides visual, non-invasive termite inspections for accessible body corporate common property areas in accordance with AS 3660.2–2017. The inspection scope is based on the approved work order and access available at the time of inspection.
Where internal lots, garages, courtyards or exclusive-use areas are not included or not accessible, these limitations are clearly stated in the report.
About Termite InspectionsBody corporate pest control and termite inspection scopes can vary depending on the property, plan type, approved work order and access arrangements. Common property areas may include external elevations, stairwells, foyers, gardens, grounds, bin enclosures, basements, car parks and shared service areas. Lot interiors, garages and exclusive-use areas are only included where they form part of the approved scope and access is provided.

Resident Opt-In Extensions
Private lot interiors, garages, courtyards and exclusive-use areas are not automatically included in a common property service. These areas can only be serviced where they are included in the approved scope, booked by the resident or authorised representative, accessible on the day and safe to treat.
In Queensland, pest control and termite inspection responsibilities can depend on the scheme's survey plan, common property boundaries, exclusive-use areas, building structure and approved work order. Building Format Plans (BFPs) and Standard Format Plans (SFPs) can define lot and common property boundaries differently, so the approved scope and available access should be clearly documented before service.
