Individual lots may require separate inspections, which can be coordinated as part of a broader program.

It is important to note that a visual termite inspection covers accessible areas only. Areas that are concealed, inaccessible or obstructed cannot be inspected. The inspection report will identify any conducive conditions, evidence of termite activity and recommendations for further action or monitoring.

Practical Tips for Body Corporate Managers

  • Establish a regular service schedule. Ad hoc treatments are less effective than a structured program. Annual or bi-annual common property treatments, combined with an ongoing rodent station program, provide more consistent results.
  • Communicate with residents before treatments. Residents should be given adequate notice of upcoming treatments, particularly if access to individual lots is required for opt-in services. Clear communication reduces access issues and improves participation rates.
  • Address conducive conditions. Pest pressure is often driven by environmental factors — overgrown vegetation, fruit trees, poor bin management, water leaks and debris accumulation. Addressing these conditions reduces the ongoing pest burden.
