Body Corporate Termite Inspections in Brisbane

Published

Common property and coordinated lot inspections, with clear reports for managers and committees.

Pest Termite Defence is based in Brisbane and provides body corporate and strata termite inspections across Brisbane and surrounds, including Moreton Bay. Our reports document what we find, with photographs and next steps for maintenance planning.

Arrange an inspection for your unit block, townhouse complex or apartment building, including high-rise buildings. We confirm whether the inspection includes common property, participating individual lots or both.

Your inspector understands body corporate management

Every inspection is personally carried out by owner Mitchell Pryce. His background in body corporate management brings practical understanding of work orders, committee approvals, resident notices and the information managers need after a contractor attends.

You deal directly with the person carrying out the inspection. Before the visit, we confirm which areas will be inspected, how we will access them and which reports you will receive. We work with body corporate managers, strata managers, committees, onsite managers and caretakers.

Termite inspections for unit complexes and apartment buildings

Common property

The quotation identifies the common property areas to be inspected. Depending on the complex, these may include accessible building exteriors, slab edges, weep holes, shared foyers and stairwells, basements, car parks and service areas.

Grounds, timber fences, retaining timbers and landscaping relevant to termite risk can also be included. Roof voids and subfloors are inspected where they are included in the booking and safe, suitable access is available.

Individual units, apartments and townhouses

Individual lots can be included in a coordinated program or arranged separately. Depending on the booking and available access, the inspection may include internal rooms, garages, patios, courtyards, roof voids and subfloors.

Lot interiors, garages and exclusive-use areas are not automatically included in a common property inspection. We confirm inclusions and record any exclusions or access restrictions.

A common property inspection does not mean every dwelling in the complex has been inspected.

What we look for

We assess accessible areas for evidence of termite activity, visible termite damage and conditions that may increase the risk of attack or allow concealed entry. We also review current termite management systems where visible and accessible.

Moisture testing, thermal imaging and timber sounding support the visual inspection where appropriate. These tools can help identify areas requiring closer attention, but they do not prove that concealed areas are free of termites.

We also look for relevant maintenance concerns, such as leaking pipes, poor drainage, timber in ground contact and landscaping or stored items that obstruct inspection of building edges. Accessible durable notices and visible termite management systems are considered where relevant.

Reports that help managers and committees act

Your written inspection report explains:

  • What the inspection covers and which areas were inspected.
  • Evidence of termite activity or visible damage identified.
  • Relevant photographs and the location of findings.
  • Conditions that may increase termite risk.
  • Areas not inspected and any access limitations.
  • Recommended maintenance, further investigation or termite management steps.

Where individual lots are inspected, a separate report is prepared for each inspected lot. A common property report is provided where common property is included.

Active termite findings requiring urgent attention are communicated promptly to the nominated contact. Treatment or further investigation is discussed separately. It is not automatically included in the inspection booking.

How we coordinate inspections across a complex

1

Confirm the scope and quotation.

Send the property address, number of lots and whether you need common property, individual lots or both inspected. Include known termite concerns and relevant access information. We prepare a quotation for consideration and approval.

2

Confirm access and payment arrangements.

We work with the body corporate manager, committee representative or onsite contact to confirm authorised scope, access and invoicing. The body corporate can commission inspections within its responsibilities, and individual owners can opt in and pay for their lot inspections. Any body corporate arrangement for services that are the responsibility of owners must follow the applicable agreement and requirements for recovering costs.

3

Notify residents and prepare access.

We can provide an inspection notice for the body corporate to circulate, or work with notices and access arrangements organised by the body corporate. Preparation may include clearing relevant walls and access points, arranging keys or resident attendance, and providing safe access to included roof voids or subfloors.

4

Inspect and report.

We inspect the areas listed in the quotation where access is available and provide the relevant reports. If a lot or area cannot be accessed, we record it as not inspected and explain whether further access or a return visit is recommended.

Common property, individual lots and Queensland responsibilities

Responsibility for termite-related maintenance depends on the scheme's survey plan, applicable regulation module and relevant arrangements. Common property pest work is generally a body corporate responsibility. Individual lot work is generally an owner's responsibility. Under a building format plan, body corporate responsibilities can also extend to essential structural elements within lot boundaries.

Confirm the scheme's responsibilities before finalising the inspection scope. Our quotation identifies the areas to be inspected. It does not determine legal maintenance responsibility.

General information only. See Queensland Government guidance on maintenance responsibilities and building format plans for further detail.

Inspection access and limitations

Inspections are visual and non-invasive, limited to areas that can be safely accessed and assessed at the time. Concealed spaces behind walls, beneath concrete and within inaccessible cavities cannot be fully assessed without further investigation.

Locked rooms, stored belongings and restricted roof or subfloor access may limit the inspection. These limitations are recorded in the report.

No visible evidence of termites is not a guarantee that concealed termites are absent or that future attack will not occur.

Does a common property inspection include every unit?

No. Individual lots are included only when specifically arranged and accessible. The quotation and reports identify what was inspected and any areas excluded.

Can owners opt in for an individual lot inspection?

Yes. We can coordinate owner-paid lot inspections alongside the common property service where suitable. Where a body corporate arranges a service that is an owner's or occupier's responsibility, that person's agreement is required. A general meeting resolution alone is not enough. Scope, access and payment arrangements are confirmed beforehand. See Queensland Government guidance on supplying services.

How often should termite inspections be arranged?

QBCC recommends an annual property inspection and report by a licensed pest controller, with more frequent inspections in high-hazard areas. The appropriate interval should also consider the property's conditions, previous findings and any existing termite management system. This recommendation is not a blanket statement that every Queensland body corporate has the same statutory annual inspection obligation.

Is an inspection still needed if a termite management system is installed?

Regular inspections remain important. System servicing is separate: chemical treatment, reticulation replenishment and servicing of bait stations are included only when specifically listed in your booking. A visual inspection does not certify concealed components or guarantee a system's ongoing effectiveness.

How much does a body corporate termite inspection cost?

The quotation depends on the property layout, number of lots, inspection scope and access arrangements. Send the property details and tell us whether you need common property only, individual lots or both inspected. We will clarify the scope before quoting.

What if we suspect active termites before the inspection?

Leave the affected area undisturbed and contact us for advice before spraying or removing material. We can discuss the concern and the next step. If further investigation or treatment is recommended, we discuss the details with you and obtain approval before proceeding. Learn more about our termite management services.
